Northern MazatlanNorthern Mazatlan is a relatively young beach front suburb stretching along the beautiful and uninterrupted Sabalo Cerritos Beach between the New Mazatlan Marina m and Brujas Point. Nuevo Mazatlan, as the area is called by the locals, is very laid back and home to many hotels as well as condominium and housing communities located either right on the beach or a short stroll away. Being a mere 10-minute drive north of the Golden Zone, Mazatlan’s hub for dining, shopping, and entertainment, Nuevo Mazatlan offers great quality of living and tranquil surroundings with quick and easy access to the key Mazatlan’s attractions and entertainment. So whatever you choose to enjoy or savor you are within access by car, public transportation or on foot. Real estate prices for beachfront condominiums start in low US$300’s with an average price in mid US$400’s. Marina MazatlanMarina Mazatlan is very conveniently located between the Golden Zone and Northern Mazatlan and it offers easy access to both the beach and the main Mazatlan attractions. The Marina is a vast area that stretches around the many canals of the port. It has a lot of residential areas with a wide variety and style of house and condominium complexes. The Golden ZoneThe Golden Zone is Mazatlan’s hub for dining, shopping, and entertainment. The heart of the Golden Zone - Ave Gaviotas - contains many hotels and condominium communities as well as prime shopping for jewelry and diamonds, clothing, crafts, souvenirs, and others goods. This neighborhood is a great real estate option for people who enjoy a fast-paced lifestyle with a lot of entertainment options at their doorstep. You can find many bars, nightclubs, restaurants and live music venues only a short stroll away from your residence. Beachfront condominiums are the most prevailing real estate option in the Golden Zone and are among the most pricy in the Mazatlan property market. Beach front Condominium prices start in mid to high US$300’s. The MaleconThe Malecon stretches along several beaches and links together the Old Town and the Golden Zone. This esplanade is commonly used by people of all ages for morning exercise, sunset watching and for street parties like the Carnaval or the Semana Santa. Along the Malecon, there are situated many hotels, restaurants, crafts and souvenir shops as well as condominium complexes. This area gives you the option of living in an ocean-view condo at a more competitive price than the cost of a beachfront residence. Being a short distance from the two most distinctive parts of Mazatlan - the Golden Zone and the Old Town, you can have a diverse lifestyle and enjoy the charm and attractions of the historic district as well as the fun and entertainment of the Golden Zone. In addition, the Malecon is the longest and the most walker-friendly part of town and therefore it is adored by people, who enjoy active lifestyle. The Old TownThe Old Town is one of the most charming areas of Mazatlan. Its architecture is maintained in a beautiful colonial style and it has a lot of colorful houses and leafy streets that create enjoyable strolling and sightseeing possibilities. In the heart of the Old Town there is Plazuela Machado and Angela Peralta Theatre, which provide plenty of entertainment for the local community and North American winter residents all year round. Historic town real estate is very different as compared with other parts of Mazatlan. There are plenty of casitas (Spanish word for “small houses”) and traditional Mexican haciendas for sale in the Old Town, so if you feel that living in a Mexican style house fancies you, Mazatlan historic district is the place to be. There are still a lot of old colonial houses that need restoration available and you can still pick a neat project of this type for under US$100K. However, you can also find casitas in a fairly good shape starting in low US$100’s. The 150K option has sold out. Stone IslandStone Island, a peninsula located south of Mazatlan, is a little paradise with endless coconut groves and one long uninterrupted beach. Stone Island can be accessed either via highway or via small shuttle boats from the mainland. At the moment, Stone Island has very limited real estate options as most of its terrain is classified as so-called Ejido property, which is an equivalent of communal land. However, there are many initiatives under way aimed at privatizing the area and making it available to investors. At the moment, there is one real estate project located on the Island, which offers beachfront and golf course houses and condominiums. Real estate prices start in mid US$300’s.
